Evolution of The Woodlands Shopping Center and its Commercial Impact



A Transformative Journey

The Woodlands was born from the vision of its founder, George Mitchell, five decades ago. It sought to create a sustainable community where people could live, work, learn and enjoy surrounded by a natural forest. Mitchell also wanted there to be 1.5 jobs per household, a goal successfully achieved by Howard Hughes.



First days

Residential development began with the opening of Grogan's Mill Village and the creation of offices at Timberloch Place. In 1974, Mitchell opened The Woodlands Corporation (now Howard Hughes), and in 1979, Mitchell Energy built its headquarters. In 1980, the first bank opened, and in 1982, the Houston Advanced Research Center (HARC) began its research campus.



The Woodlands Town Center Becomes a Reality

The Woodlands town center is now a regional destination for shopping, dining, entertainment and more. Connected to the Woodlands Waterway, a 1.8-mile linear park, this center features Class A and AAA office spaces. Today, Howard Hughes' commercial portfolio in The Woodlands is 89% leased, consistently outperforming other areas in the Houston region.

With a population of 123,000, The Woodlands is home to more than 2,600 businesses and employs nearly 72,000 people. This economic growth has contributed significantly to the tax base, keeping rates low for residents.
